We are looking for responsible and reliable applicants who will pay the rent on time, take good care of the home, be a good neighbor, be respectful to our staff, and be pleasant to work with.
We do not have any approved properties for Section 8.
Minimum Selection Criteria
Income: Please check the property listing to find out the specific minimum income amount for that property.
Rental History: You must have at least 2 years of good, verifiable rental history (timely payments, no property damage, no evictions filed against you in the last 5 years, etc.).
If you don’t have rental history, you must have good credit and good income. A creditworthy co-signer or a higher deposit may be required in some cases.
If you are going through foreclosure or a short-sale, we will still consider your application, but you must have positive factors (reliable income above the minimum required, good credit prior to experiencing difficulties with your mortgage, savings, etc.) to offset these negatives.
Evictions: You must not have an eviction or an eviction filed against you in the last five years.
Bankruptcies: We will consider people with discharged bankruptcies. If you are currently in Chapter 13 bankruptcy, we will consider your application if you have been able to make timely payments on your bankruptcy plan for at least 2 years.
We generally do not accept applicants with Chapter 7 bankruptcies unless they have been discharged for at least 2 years and the applicant displays a history of on-time payments post-bankruptcy.
Applicants with a history of filing multiple bankruptcies will not be approved.
Credit: We generally do not accept applicants with credit scores under 620.
Savings: You must have verifiable savings. There is no specific amount, but it should be proportional to your income. There need to be cash reserves for when life throws you a curveball. If you are spending all the money you make, we won’t be able to approve your application.
It is our policy to accept the best-qualified applicant for the home, not the first applicant that meets the minimum requirements.
